How are property taxes calculated for commercial real estate?

In Illinois, property taxes for commercial real estate are not fixed. They're calculated based on the property's assessed value, which is determined by the local township assessor. This value is typically a percentage of the property's fair market value.  

The specific rate, or "levy," applied to this assessed value is then determined by the collective needs of the taxing districts within which the property resides, such as schools, parks, and municipal services. Importantly, commercial properties in Illinois may be assessed differently than residential properties, often leading to higher tax obligations for commercial property owners.  

Property owners can benefit from understanding the potential impact of Illinois' Property Tax Extension Limitation Law (PTELL). This law limits the amount certain property taxes can increase annually, based on the consumer price index or 5% (whichever is less), unless voters approve an increase beyond these limits.
